One Team, Design To Build

One Team, Design To Build

No architect-then-contractor handoff. The team that designs your project is the team that builds it, under one roof, with one point of accountability from first sketch to final walkthrough.

See It Before We Build It

See It Before We Build It

Franco designs your project in 3D in the NKBA-member lane. You confirm layout, finishes, lighting, and selections on screen before any demo, so what you approve is what we build.

One Plan, One Budget, Aligned Early

One Plan, One Budget, Aligned Early

Because design and construction sit together, we align the design to your budget from the start. That means fewer change orders and fewer surprises than splitting design and build between two separate firms.

Licensed, In-House Build

Licensed, In-House Build

Florida CGC #1536264 (Justin Mattaliano, 20 years Tampa Bay) leads an in-house crew. The people who planned your project are the ones on site building it, not strangers handed a set of drawings.

How we work

Your Journey to a Design-Build
Your Journey to a Design-build.
Your Journey to a Design-Build
Consultation & Design

We meet to understand your project, your goals, and your budget, then bring you into our St. Petersburg showroom to choose finishes. You see a full 3D design and we align the scope to your budget, before any demo starts.

Build & Inspect

The same team builds what was designed, with an in-house crew, coordinated trades, and clean communication. On qualifying projects we can use approved private-provider inspections, a Florida-permitted option that helps keep the build moving.

Final Walkthrough

Your project manager walks the finished project with you, checks every detail against the approved design, and hands over the result, built by the team that designed it.

Questions

Frequently Asked Questions

What is design-build?

Design-build means one company handles both the design and the construction of your project. Instead of hiring a designer or architect, then separately hiring a contractor to bid and build it, you have one team responsible for both, with one contract and one point of accountability from plan to finish.

How is design-build different from hiring an architect and a contractor separately?

In the traditional split, the designer and the builder are two different firms, so when something does not line up, each can point at the other. With design-build, the people who design your project and the people who build it are one team, which usually means better budget alignment, clearer communication, and fewer change orders.

How much does a design-build project cost in Tampa Bay?

It depends on the scope and finish level. BALLENCIACE is best fit for projects starting around $20K. Because design and construction sit together, we align the design to your budget early, so the plan and the price match before construction starts, rather than designing something and re-pricing it later.

Do I get to see the design before construction?

Yes. The 3D design preview is core to how we work. Franco designs your project in the NKBA-member lane and you confirm the layout, finishes, lighting, and selections on screen before anything is ordered or any wall is opened.

What types of projects do you do design-build for?

Kitchens, bathrooms, condos, whole-home remodels, additions, and restoration rebuilds across St. Petersburg, Clearwater, Tampa, and the Tampa Bay area. If a project needs both design and construction, it fits the design-build model.

Does design-build save time or money?

It can reduce the miscommunication and change orders that are common when design and construction are split between two firms, because one team owns both. We do not promise a specific dollar or time savings. What we commit to is aligning the design to your budget early and keeping one team accountable.

Who designs and who builds?

Franco Schefer leads the design in the NKBA-member lane, and Justin Mattaliano leads the build with a licensed Florida CGC crew. It is one company, so the design and the construction stay connected the whole way through.
